This is a major development order application submitted by AW Solutions, Inc. requesting approval to build a communication tower measuring 250 feet tall with a shelter consisting of 460 square feet on +/- 37.5 acres with a future land use of General Agriculture. The project is located at 3300 State Highway 81 in Ponce De Leon and identified by parcel number 21-3N-17-06000-009-0000. (Continued from August 5, 2015 TRC)


2. Seacrest Beach HOA Pool Expansion - Project number 15-00100127 is being reviewed by Tim Brown. This is a Minor development order application submitted by W. Architect, P.A. requesting approval to expand the existing pool common area and build a second pool, on +/- 0.137 acres with a future land use of Traditional Neighborhood Development. 3. Fox Lake PUD - Project number 15-00100099 is being reviewed by Brian Underwood. 4. Roehm Landscape - Project number 15-00100143 is being reviewed by Brian Underwood. This is a minor development order application submitted by Jenkins Engineering, Inc. requesting approval to construct a commercial building consisting of 3,200 square feet on +/- 0.71 acres with a future land use of Town Center One. The project is located on the east side of J.D. Miller Road at 1400 J.D. 7. McDonald’s - Project number 15-00100154 is being reviewed by Tim Brown. 8. Kaiya PUD - Project number 15-00100150 is being reviewed by Brian Underwood. This is a major development order application submitted by Jenkins Engineering, Inc. requesting approval to develop a two-phase Planned Unit Development mixed use project with 74 residential units and +/- 125,0000 square feet of commercial space, including restaurant, retail, office, limited lodging, civic, public and spa uses on +/- 26.42 acres with a future land use of Traditional Neighborhood Development, Small Neighborhood, and Neighborhood Infill. That's a whole lotta new homes.
 
I was noticing the same thing, Kurt.

And Halcyon Townhomes sounds pretty dense: 178 on 24.36 acres. It would be interesting to see a site plan for that development.

Just a guess but probably very similar to Prominence townhomes on north side. Denser if anything.
 
Seems like a flood of townhomes lately. Shifting market?

That's what I suspect. Coupled with a price point pocket that isn't being filled and the escalating prices. Higher density makes sense in that aspect. Dr. Horton may be on to something. Who knows? :shrug:
