The rental check that never arrived

Our management company sends us a check every month we have rental income, usually well within two weeks of the month's end. Our September payment hasn't come yet. When I checked at the office last week when we were at our condo, I was assured that the check was mailed and it would be waiting for us when we got home. Well, there's no check.

What's the best thing to do? Wait a few more days? Ask them to call the bank to see if anyone else has cashed it? Ask for a stop payment (in which case, who pays the fee, which runs $20-30)? Ask them to write a new one with the understanding that if the original turns up, we'll destroy it?

I have so say I'm a little irritated about this. I called the office yesterday and they insisted they mailed the check and today no one is in the office to take my call. I'm getting antsy!

Take a deep breath and say "Bless their hearts" ;-) or just go back to SoWal and check it out now.

Don't you love it - they get your money up front from the renters and you have to wait weeks for it......

I believe they have to mail the check by the 10th of every month - per State of Florida Community Assn rules.

That said - I too have run into this a few times over the years and usually it just shows up around the 20th or so. I think they just get tight on funds and "forget" to mail the checks out. It is getting to that time of the year when the money isn't flowing in as rapidly to cover those checks.

I tried thinking generous thoughts and it worked. My management company just called and said NO, no one has cashed the check, and YES, they'd mail me a replacement. (It's good to be trustworthy.) Surely the second check will find its way safely to Indiana!

So all's well that ends well, though I still want to know what happened to the original check. :pissed:

Maybe RO is holding it as collateral in case his new bike goes missing.:floor:

I recently read in the newspaper that a mailman died and in his house was tons of undelivered mail. I am not sure where this was though?

I just spewed my tea and cookies. I know it's not funny (the mailman dying), but the image of Mermaids check just popped in my head on top of mountains of mail.

You know what will happen, don't you? I'll get the 1st and 2nd checks on the same day. Probably some time in November. :rolling:

:funn: I don't know Mermy. Something just tell's me the first check was never mailed to you. Intuition of mine. ;-)

Since everyone loves a mystery solved, here's the answer to mine:

Damn kids!

We found the check last night. This is what happened: While we were gone last week to SoWal, Philippa had instructions to bring in the mail and lay it on the kitchen table. She's 100% reliable.

Her brother, however, is not. Alex drove home from college last weekend, arrived as the mail was being delivered, and took the rubber-banded bundle from the mailman. And promptly walked in the house, down the steps to the basement beer fridge (yes DestinDreamin, tell Mr. DD the beer fridge has been resurrected from the dead ;-) ), put the bundle down, grabbed a beer...and promptly forgot to bring the mail back upstairs to its designated spot.

We didn't know he came home that weekend and we haven't been downstairs either, because Philippa had a sleepover with all her girlfriends and didn't straighten out afterwards. As a point of principal, we stayed upstairs until she cleaned up downstairs.

See what a little housekeeping can do? Straightened out the downstairs, and voila! One bundle of missing mail containing not only the missing check but an adorable mermaid letter from Jdarg's even more adorable daughter.

Young college student is coming home this weekend and is going to get a mouthful of abuse from his mama.
