A couple doors down makes a big difference around these parts..... Have you been to the property? Please go by and take a look. It is very hard to judge a piece from the computer. I have property in my neighborhood that has sold for $200,000 on a canal and a road over same size lot sold for $410,000. The same market, but the lots are a little different. One is across the street from a junky old home and the other is across the street from State land. The reason that Kurt ask us to be courtesy about others property post is the majority of the time the people posting are not physically going to the property. BTW, No wetlands exist on this piece of property.
A couple of doors down can make a difference, but in this case, the difference is not apparent to me. I ride my bike through that area all the time. I haven't specifically looked at those two lots but most of the lots in that area look identical to me. Lots of scrub oaks and other natural vegetation on top of sand. I haven't noticed any water problems, but again, I haven't been searching for any either.
You are obviously familiar with specific area in question as you are listing the property. Please tell me how these lots differ. I believe they are within 100 or so feet of each other, almost the exact same size, same street, same elevation, etc. But, maybe there is something unique about the lot that is not apparent to the average joe.
