That billboard is a lie. What he is actually saying is "I'll list it and wait for another agent to bring a buyer and then keep 60% of the money you pay me in commission and give the buyer's agent 40%".

"We" includes the listing agent and the selling agent. And the admin. and others, that facilitate the sale and purchase of brokered real estate.
There's your proof.

You are dumb. The "we" is his brokerage. Anytime a brokerage advertises "we" they are referring to their company, office, and team members. An ad that has the words "we can sell your home" is an ad looking for listings. Take note the sign doesn't say "moving to canada? we have a buyer for your home."
