best times for real estate sales in the area

New posts
This might be a tough one to answer, but does anyone know what the average sales price/ft. has been for single family homes along 30A over the past year or so?

Just trying to figure out where homes are trading relative to replacement cost (land and building).

It's really community specific, every area has it's own "going rate". Walton's records for a community you're interested might help to give some indication of where things are headed.

I've never understood the concept of owners being "insulted" or "pi$$ed" when someone offers a lower price than what they're asking for. Or realtors saying "you can't insult the seller". All they have to do is just say No and move on.

Proverbs 16:18 - Pride goes before destruction, a haughty spirit before a fall.

You might be if the person who sold you the house told you it would never go down in value. :idontno:

Over time, this advice is rarely inaccurate in our neighborhoods. ;-)

Over time, coal becomes diamonds. You just don't have to finance it in the interim. ;-)

Really?
Perhaps it is because the offers are no where near the asking price which may well be at or below market value and much less that the owner paid for the property. It can be insulting and hurtful. But I am a person who functions on a heart level, not the least painful way to live, but I do not regret it.

I cannot imagine that most people would not have emotional ties to their home, even a second home. It may be a place where they raised children, shared dreams, hope and felt loss. A home is the most emotional purchase we make for a material possession in this old physical world.
Even for people who made investments in real estate loss can be painful. All of those people are not evil.
I had a home that had been listed with an agent but it expired. When a person called about a rental I told him about the other home for sale. He wanted to see the house. I told him how to go about getting a key. He never made the effort, but instead broke in the house with a credit card( jammed in the door) to view it. He asked if we would take a woefully low price(yes, even in this market). For 2days I thought it over. Even thought it was way below what we paid in 2004 I agreed ,but it was my absolute bottom. I said yes, send me the contract. A week later he sent a contract for much less. He also constantly insulted the house which was like new and in perfect condition. We do not all like the same things. I would not have sold this man this house at any price. Cruelty is never in vogue.
I was glad to have my agent back and the house had an excellent offer in 3 days. An agent is an excellent buffer from such people.
Remember the owner does own the home(until the bank takes it). They are the person who pays the taxes and insurance. They can say NO.
