Another lot just sold in Watercolor Phase II for under $250k and another just sold in Watersound West Beach for $220k. Keep your eyes peeled. You are sure to be able to pick up a nice lot in one of the premier developments with plenty of amenities for under $250k. Prices continue to move down--don't settle for something you don't like. Find some lots you like in the developments you like--find out what the seller paid by going to the Walton County website, and then make an offer YOU like.

Thank you so much for the info. After alot of reasearch, we are most excited to look at WaterSound West ... small lots (cottage homes = we are only a family of 3 though), but great ammenities. Lots are in the low $200's.

One thing to remember--Watersound West does not have direct beach access.
 
yeah WaterSound West Beach does have direct access to the beach. it is via a loooong boardwalk (beautiful stroll) through the state park.
 
Great information...what exactly constitutes Watersound west?:idontno:

Watersound West is the development directly west of Deer Lake State Park. It is between Deer Lake State Park and another development to its west (I forget the name) which is on the corner of 30-A and Lakewood Drive.

I think it is an interesting neighborhood with old-english style cottage architecture (think thatched roofs without the thatch). I also like the huge trees. I believe it was originally name "The Pines."

I know a GREAT builder for anyone looking . . .
