Actually, the MLS is not what the public sees. The MLS is nothing more than the agreements between brokers regarding the promises to pay for co-operating sales. The term MLS is commonly mis-used, by not only the public, but also by Realtors.
ECAR has recently made changes regarding their mapping system, where the software company which they use, Solid Earth, will now use Google Maps to locate the address of listings. So, when you click the link for the address of a listing from a listing page in ECAR's data base, you will be linked to the Google Map, which allows for the hybrid and satellite views as well as the regular map. As it stands right now, Realtor.com gets the update of listings via local Realtor Association's data base so to think that the MLS will be obsolete is far from the truth. The listings are the root of the MLS data base.
Also, there are a few companies like Coldwell Banker which have signed up with Google for real estate. Not too different than Prudential signing agreements with Yahoo Real Estate.
With so many advances in technology, I do think we will see major changes in the basic real estate operations in the next ten years. Things such as brick and morter offices may no longer be the only way to open an office. I think less than 5% of my customers have ever stepped foot in my office, yet by law, I am required to have a physical office. Things like that just raise expenses and have no benefit to the public.
