I have visited this site over the last 3 years and am a real estate professional. I enjoy reading many threads, especially real estate. I am not a realtor, but enjoy reading the concerns over our faltering area. I am married and have two children in the Walton County School System. Glad I decided to join.

 Hi Ward!

Did you hear that NOW is a great time to buy??

<Just re-read your post--then you probably knew that for the past 3 years "now" is a great time to buy.>

Thank you all for the welcome. I specialize in land acquisition, entitlement, and development. I have worked this area since 1991 and moved the family here in 2003. I beleive I am a steward of the land and believe in thoughtful and carefully planned product. I am disturbed about the number of dead deals and what may happen to them as the developers and lenders have no clue what to do. I would like to hear any thoughts each of you and others have about how we absorb and protect what value is left.

at the risk of sounding like a ranter, I would really like to see someone--anyone--deal with the "dead and decaying" small development in Inlet Beach.

I do not understand how a Developer can be allowed to just walk away in the middle of the project, leaving it to disintegrate....it's bad enough that we have built too many units that are sitting empty...but, these are open to the elements and IMO a safety hazard as well.

There was a half-a$$ed attempt by someone to board some of them up, but the development remains an eyesore for the neighborhood...and, no I do not live in the neighborhood...so, this is not a personal rant--more of a community one I guess!
