I'm seeing numbers all over the place and am having a difficult time establishing a fair market value for a particular lot. It's .5 acre south of 30A between Cypress Dunes and Big Redfish Lake. It's on a private paved road and will require a well and septic tank. It's in flood zone X and within the Coastal Barrier Zone. Does anyone care to venture a guesstimate???

There's alot of 30A between Cypress Dunes and Big Red Fish Lake..........
Do you mean Stallworth Lake?
Gulfview?

I meant Draper Lake. I can't find recent comps for any .5 acre lots though. There are plenty of comps for the very small lots in the intensely developed areas, but this is not like that.

that covers a lot of area...where is the lot?

I'm putting together an offer so you'll understand if I don't identify the exact location. I don't mean to be so elusive about it, but it took about a year to find this. I found that .5 acre south of 30A is pretty rare--- and even harder to value. I hoped that the invaluable experience of the members and their willingness to help might come up with a concensus value.

well, I can understand that...but there is a lot of area between Cypress Dunes at the West End of 30 A and Draper Lake in Blue Mt...a lot depends on location.
a Realtor should be able to help you;

When did you purchase the lot?

.

I haven't bought it yet. I'm going to make an offer. I've got my own gut feeling on the value, but the view from up here in Atlanta may be distorted. I hope that the collective wisdom of the members can help.

Nobody can give you any decent information without knowing where the lot is. I surely wouldn't take anyone's guesses on it.

I agree with you Josh 100% because there aren't any comps. I guess it's just whatever the market will pay.
