I have a friend who is looking to purchase a house or condo south of 98 3 bed 2 bath from 450-550. Wants to write a contract this weekend. Must have 25% equity based on recent appraisal. Anyone have any thang? :cool:

You could buy a lot and build a new house on 30A for that price.

A lot in walking distance to the beach (less than a quarter mile) on 30A can be bought for around $200k if you look hard and fast. However, those deals are being quickly bought up.

You can also build a house to the new hurricane code for about $150 a sq. ft. that will qualify for windstorm insurance deductions and be sturdier than most any thing else built before 2002.
 
I have a three bedroom, two bath custom home that meets these requirements. Home was completed in October 2002. Custom tile throughout home, high ceilings, lots of storage, wrap around porch on front and side, with screened porch in the back. Outside storage/garden shed to complement the beautiful yard which has a drip irrigation system to maintain the plants and flowers. Beach access is approximately 300 yards. In a private neighborhood (Cassine Village) on 30-A with two pools, tennis courts, large common garden with a big pond, gazebo and picnic area. Path ties into the paths of Washington State Forest. Location can be found on MapQuest: 54 sweet bay drive, Seagrove Beach, 32459
Now listed with realtor for $599 but will negotiate with you.
