If you have done even a little research in the area, you will find that long term rentals are difficult to come by in the area. People are all over SoWal, Craigslist and social networking looking for these hot properties.

The disconnect lies between the investors and the full time residents. Active investors are looking for the glamorous beach side condos thinking they are going to make their millions one short term renter at a time. Here's the truth..... Take a look at the 2 examples below. These are actual active listings in MLS and realistic numbers used for rental purposes.

My purpose for buying an investment property would be to also acquire a vacation destination at the same time (that would pay for itself monthly and appreciate over time). This information squanders the thought of purchasing a vacation property that will not cost out of pocket on a monthly basis.

Hopefully we've hit the bottom of the market and an investor could consider the future appreciation of the property in the equation but either way, between these 2 properties, long term looks to be the smarter choice.
