There's a 1.01 acre lot for 159K in Point Washington currently listed. IMHO, this lot is priced too high. These were selling for 20K in 2000, but then some sold during the bubble for upwards of 200-300K, so now the owners are listing them at very elevated prices to try and offload the debt. If you're interested in this area I'd suggest you wait for a foreclosure, there are presently four lots going through the process now, and one that just recieved final judgement about two weeks ago. Another foreclosed lot sold for 100K March of 08, which gives some price perspective.

Generally speaking, this is one of the things that most frustrates me about South Walton County - there are very few options for large acreage lots. The area is heavily restricted by the bay, the bog, and eglin. Respectable chunks of property were divided, sub-divided, and then sub-divided again during the bubble. Your only option is to look for grouped lots you can "un-subdivide" into a respectable piece of property.

Alternatively, look at purchasing north of the bay, potentially going all the way up to Freeport. The downside there is that everything up north was clear cut years ago, you have to be near the water to find old growth. All-in-all, the prospects are pretty slim, which is unfortunate.
