Monthly Sales Numbers?

Hey SJ, I don't know if you're going to post MMT numbers anymore because they were slow in getting to you...did you ever receive feb, mar or are you going to post a different set of numbers now?..thanks for the help, Red

I have the numbers for Mar, but have not had much time to convert the files and post them. I will try to do so later today or tomorrow. Sorry to keep you waiting.

You are correct. I am no longer posting MMT numbers, as mine are more detailed and I can run them the first day of the next month. I still have not received MMT stats for Walton in Feb, although they appeared in the Walton Sun recently.

Walton County sales numbers are in for March, but no one wants to post because they look so bad.

Home sales down 50% in March and 47% year to date, avg price down 60% in March indicating that sales are in the tank and prices are indeed falling

Lot sales down 45% in March and 41% year to date, avg price down 54% YTD

Condos down 75% in March and 65% year to date, avg price down 73% YTD

I know that many of you will try to spin these numbers. But, sales numbers are way down and prices are indeed falling, no two ways about it. The numbers above are for all of Walton County. The carnage along 30A is worse. This is just the beginning. Inventories continue to soar in the major developments along 30A. And sales are slow, slow, slow. The rebound that was predicted for the early fall never materialized, and so far, the rebound predicted for the spring has not materialized.

Good buying opportunities lie ahead 12 to 18 months down the road.

Now Monty, why don't you go wash your mouth out with soap? I am about the only one who post the sales numbers each month, and you have no knowledge of the reasons for me not posting them yet. :nono1: I will tell you that my reasons for not posting them do not include the numbers themselves, even if they are down. So, next time you open your mouth so wide, just shove your foot in it, please. :roll:

How is the "carnage" along 30A worse? Are the #'s down even further? What is your source? You say it is a buyers market for the next 12-18 months, does that mean you are prediciting the market to pick up after this time period?

So Monty, you forgot to give us more specific terms regarding your numbers. I can only guess that you are refering to the quantity of sales, rather than the price, because that math doesn't add up. Even so, your math is still off, unfortunately, not for the better.

Remember that Walton Co. areas in ECAR have recently changed, thereby skewing much of the compartmentalized info such as the ever-deceptive 30A area. To get a more accurate data reading, you have to use all sales in SoWal area, because many Realtors did not correctly map there properties and the auto map feature throws all listings to the zipcode center which is Santa Rosa Beach Post Office. ;-) For real numbers, see my posting regarding March sales. To give only percentages without actual data and without giving more specific criteria of your data, you are not painting a true picture. Perhaps next time you post the info, you will explain dollars value vs quantity, etc. in your analysis.
