Credit Suisse estimates that the resets will begin to accelerate next spring, rising from about $4 billion resetting in March 2010 to a peak of $14 billion in September 2011. The current level is about $1 billion. About $500 billion of option ARM loans are outstanding, according to the bank.

Option ARMs typically reset after five years, at which point the monthly bill increases 65% or more. About 37.5% of option ARMs originated in 2005 are still outstanding, 63% of the 2006 vintage are outstanding, and 82% of the 2007 loans remain, according to Barclays Capital. And about a third of the outstanding loans in these years are deeply delinquent.

In a given month, between 4% and 5% of borrowers who are current on their option ARMs taken out in 2006 and 2007 default in the following month, says Sandeep Bordia, Barclays' head of residential credit strategy, who also expects resets to be delayed until next year. "These things have been performing horrendously," Bordia said. "I don't know how much of it will last into the recast."

The chart with the article is a little scary :shock:. I think we can expect a steady stream of REOs coming into the market for at least five years, probably more. Poking around in the county records for Lis Pen filings turns up a lot of these loan types.
 
I disagree. Our socialist gov't will refi every last one of the option arms at 4% fixed with no credit check. Our great socialist gov't will print 100 trillion if they must to make things better. The truth is the other side of this printing will be the real "depression" as rates will sky rocket as the world can no longer finance our standard of livingand rates must sky to finance our debt. For the first time in us history our kids won't have a better standard of life than there parents. Free market capitalism my foot. Its only free markets when things are good then turns to socialism when things are bad.
 
I don't think the Obama bail out will help these folks much. Those that can't handle payments aren't likely to be able to make the payments on a conventional 30-year fixed loan, even if the government subsidizes some small percentage of the base. They simply won't qualify - the reason they took these exotic loans in the first place is due to the fact they really couldn't afford the property. I think a majority of those that are destined to default will.
