i think the reason why is most people can make as much renting 2-3 months in peak season as renting a whole year to long term renters plus they get to use there home personally for many months.

You are so right. I was there for two weeks in mid Feb. looking for a long term rental. I was surprised how few there were left from when I was there in November. Did not think it would be that hard. Boy, was I wrong. I returned home defeated, but got lucky and found one on line and will moving to the area on April 1. Good luck to everyone still looking. You might consider Destin for now until the fall when things will open up again. That is what I was about to do or I was considering the roomate issue. I exhausted every resource and got lucky.
