- 700 credit score

Call today 850-687-7055 to refinance your home loan or run your own scenario with your specific loan requirements and apply online at www.teresamansell.com

I'm curious why you would opt for a APR that is higher and basically guaranteed to go up over a lower (and from my understand) all time low? :idontno:

The 4.25% is a Fixed rate and will never increase over the life of the loan. The APR is the total effective rate including all of the lender fees.

It's a great time to purchase a home! These rates and today's housing prices has definitely made it a "buyers market". Let me know if you plan to purchase and need to be pre-qualified.

If you are considering a refinance, give me a call and I would be happy to see if it would be a benefit for you to refinance from your current interest rate.

FYI - I also have a 100% program offered with USDA backing at 4.5% (4.981% APR). What a deal! Get a home in Walton County at today's prices and pay $Down. This program is reserved for moderate to low income, but in Walton County a family of 4 can earn up to $70,750 and still qualify.

Please post the Lender Fees!!! At an APR of 4.65% from a rate of 4.25%, that is a helluva fee or includes an origination fee which is similar to paying points.
Also, according to the Truth in lending Laws, you must post the name of your Company, whether you are a Banker or Broker, and what States you are licensed to do business in. You must also add that rates are subject to change.

Good Luck Mango---finally we see eye to eye.
The last time I took a lender to task here, my post was deleted.

I read the OP completely wrong. I saw adjustable rate not APR.
