How about this "special financing."

I watch lakefront property all over the place and
have been watching this parcel for better than a
year.

They also raised the price by about $75,000.00 from
what they wanted a year ago. Although it sounds
cheap by SoWal standards, it was over priced BEFORE they
raised the price.

People must do this sort of thing just to entertain me.

I like how the website mixes honesty with humor. :D -- quite refreshing.

"This 4.0-acre parcel is 'way back in there, about two miles from pavement over a road that, while we've been working on it quite a bit lately, will always be steep enough to require four-wheel drive in the winter (assuming we continue having winter).

If you've been considering a solar and/or wind-powered home, that would be particularly appropriate here, especially since there is currently no electricity to Lorelei Trails, thus no power lines will mar your view."

Even better than all of that, you can place your order for the property online, and fax in your first payment or put it on your credit card. :floor:

Note that buried within the closing paperwork of the seller's usual
owner financing is a quit claim
deed reliquishing the interests of the buyer in favor of the seller,
so that if (when) the need to reposess arises, the seller can
record the quit claim deed and effectively short-cut the
forclosure process.

Apparently legal in Missouri but not in Iowa.

I assume not legal in Arkansas, either, which might explain
the sellers reluctance to finance this particular property
(which was listed a year ago for $179,900.00 before the
'new" access "road(?)" was cut-in.)

I believe is the way those infomercial land deals pushed by Erik Estrada work; you miss a payment and "YOINK"....they throw it back in the pot to be resold to the next bleary-eyed sucker who phones in.
