The best deal in Rosemary Beach?

I have a buyer coming in town- ready to buy in Rosemary Beach. I have been doing research on the MLS but frankly, two weeks from delivery, I am not able to walk through all 85 SFH in RB curently listed- I feel as though there might be someone here on SOWal that has insight that may help me in my research.

I really would like to make a sell, and I am sure someone would like to sell their listing.

I would love to start a thread where we can discuss what is the best deal...

I would like to hear about other homes that are a five minute walks to RB too.

He is looking between 2000-3000 sq ft, and his main requirement is that it is a great deal (I know this is vague). I am certain I can glean more from him in person... but...

And one other lovely fact, he will be here right when I am due...

I hope this thread is accepted at face-value.

I would concentrate on the listings on pre-foreclosure homes, some of which are short sales. Catching a foreclosure is going to be almost impossible due to timing, they get snatched up too quick. For everything else your client will end up paying 2005 prices and loose money.

edit - There are also a couple short sales in Seacrest North, and Seacrest at Sunset.

There are some good buys. Do you have a number that he can go to. We also have a client looking and getting ready to pull the trigger in Rosemary. We have been watching the market. If you need any help as he comes in let me know. I will be glad to show him some homes if you are out of pocket. No charge of course! It helps keep me updated on the market.

Sea Sothebys:

You might want to look at 313 East Water Street. This is an upcoming foreclosure. The home is listed for $1.999MM and is located South of 30A. I've stayed in the home, which was formerly known as the "Rosemary Beach Funhouse". The house is very well done in my opinion and there are glimpses of the water from the small deck on the top floor.

If you search the Walton County Clerks office website, you can find the lender information. It might be worth attempting a last minute short sale considering the time left until foreclosure.

Someone will get a good deal on this home. Wish it was me.

FYI, the same can be had for 600K today next door in Seacrest North if you're lowballing listings or are willing to wait and jump on a foreclosed property days after it lands. IMHO 2 million for anything in Rosemary other than "on the beach" is way over priced. If your interested in best serving your clients, I'd suggest you recommend patience and constant monitoring which will save them quite a bit of cash in the end.
