Water intrusion expert needed - advice?

Hi all,

We have a long-standing leak issue in our three-story house that I'm fairly certain is not related to the metal roofing system but is coming from some other part of the house. We have tried many things, including re-waterproofing the third-floor deck above the living area where the leak is, improving the seal around the french doors on that third floor and caulking and painting the entire house.

We have used two different contractors and tried three or four different repairs.

We thought we had it beat, finally, but it leaked a little bit once or twice this summer and then when this came through:

Our renters had to put a bucket under it. :eek: We think water either collects somewhere and leaks in after the area is saturated or it is caused by high winds coming off the gulf. We have the kind of exposure represented in the above photo -- great on a clear day, bad when a storm's a comin.

I have located a water intrusion expert in Pensacola that comes highly recommended just so we can get this thing diagnosed. I am not up for any more trial and error repairs! But if there is a more local water instrusion expert, I would love to hear about it. I am not looking for a roofer, a general contractor or a waterproofer. Just someone who knows how to diagnose water intrusion and will be able to tell us exactly what to do to fix it.

We have had a similar issue off and on. The water comes in somewhere on the second or third floor balconies and leaks through the light fixture on the first floor.
Keep us posted is you find someone to fix your problem, especially if they are local
 
Water Leakage

My parents built a new home and had a nasty leak into their first floor. Come to find out it was improperly sealed electrical outlet boxes on the exterior of the house.

used to insurance construction for state farm and this is the kind of stuff he's really good at. Not the cheapest guy on the block but worth his word.
 
You can try Ong Shin- Structural Engineer. Florida Coastal Development Consulting, Inc. He's in Niceville. 850-897-4141. Heck of a nice guy and his rates are modest. If he can't help you he will certainly point you in the right direction. He also has some sort of gadget that can be used to check for water behind the walls. It isn't always useful or will provide the full scope of the problem, but nonetheless, he would use it as an aide.
 
Thanks. I will give both of them a call and talk to them. The Pensacola company seems excellent but we will definitely save a few bucks if we can go local.

Now if we could just find whatever hatch it is and batten it down quickly before the wind picks up again... :shock:
