The home we just sold earlier this year was 2,700sf concrete block also with all thread tying the foundation to the top plate with Simpson clips attaching the rafters in zone X.FFS. We have a house with more metal in it than wood. All thread attaches the slab foundation to the top plate every couple of feet. It's high and dry and built to withstand over 140 MPH winds and is a little over 1k air conditioned space. We pay over 4k a year in insurance. There's something seriously wrong about this.
We heard the rates were going through the roof in 2023 so we began preparing the property for sale in august of 2022. We were also concerned FEMA would redraw the flood maps and change the zoning.
In January we received an insurance renewal quote of $9,200 including flood coverage. We may have been able to find it cheaper, but we were committed to sell and down size. We are now in a 1,200+ sf condo.
We were lucky and sold in 17 days of listing.
There are now three more homes listed on that street just sitting there all at less per sf than we received.
