Beach Lover
With all this BS about beach access, wet sand and all that, it appears to me that any land that is not gulf front will soon be almost worthless.

Essentially I agree that a communities property value will be significantly affected by its access to the beach AND its right to use the beach.
For example, the communities of Sugarwood Beach and Grove By The Sea in Seagrove Beach have both good access and public beach rights. Their public accesses are to the beach in front of Sea Highlands ( that is where the owners built their seawalls on the public beach) which is all public.
Also, Palmeira Villas and Cassine Village in Seagrove have the pubic access by One Seagrove Place. All the over 300 feet of beach in front of One Seagrove Place is public beach.
Anyone bargain shopping for property needs to know not only where the public access is but also if the beach at the end of that access is public.

Damn! And I was hoping to make it through till the end of the year without hearing about 'Doodle' again
