Clarification

Scooter, I don't think we have met so I should clarify to you and everyone who reads this.

Chambers Street Builders, Inc. is very limited in its administration. We can perform exceedingly well when we know what we are building in advance. However, when it comes to making selections late in the game we are not a company to be considered. Our scheduling and decisions are made well in advance and as hard as we try to accomodate the on the fly wishes of the custom home customer we just don't ever seem to get it right.

We have built several unique and special places in under 150 days when we knew the details in advance and we have also built homes in 2 years when we were unsure of what we were building.

Do you mean that if I borrow an additional $245K to build your model that somehow I have got some kind of instant equity that would cover a real estate commission and have enough left over to recoup what I paid for the lot???

Let me say this, we bought a lot from St. Joe last year. We built a house in 110 days or so. We sold the house at a low price by community standards on day 111. We had about a dozen very interested prospects. The house has been very actively rented ever since. We made about $110,000.00.

If I had bought the lot from someone else and had paid $110,000.00 more than it was worth I would have been looking at losing $110,000.00. If I built the same house and sold it I would have broke even instead of losing $110,000.00. By simple math it seems building the house would have quickly repaired the equity imbalance.

We're not miracle workers, and can't perform voodoo or any other magic. I can tell you that I built a home for a Rosemary Beach customer for $265,000.00 all included. He sold it 20 months later in about 2003 for $990,000.00 more than he paid for the lot and home.

I can't tell you enough that we lack administration. We are field workers and self perform very much. We are not as detail oriented as Alan Ficarra or Benoit Laurent, but have found ourselves as structural subs for Alan. He has great finished product and can administer changes much better than us. We need to know what we are building before we start if we are going to take full advantage of our skill.

In your opinion is there any way to improve a property, package it for its best use and make it a little more valuable than its monetary expense because of your concentrated efforts?
