:scratch: Hmmmm... This could get more expensive than I thought :funn:

Naw - Two basic rules:

• Save all your "trumps" for infrastructure items. You'll need 'em.
• Rationally discuss/resolve items of contention only [a] after munchkins are in bed and sans clothing.
  

One additional thing to be prepared for. I seem to recall that all sentences uttered by spouse while picking out cabinets, lighting, etc. etc. cost approximately one thousand dollars apiece...

OK, here's first tidbit:

Manifold plumbing systems

I didn't get this in mine - but only 'cause I didn't know about it until earlier this year. Around here, now common in upscale new construction. Builder at home show where I first saw it claimed with copper prices up this year, shift to manifold was near cost-neutral on materials, so installation savings stayed in his pocket ;-)

Oh - I saw this (The Kathryn) and thought it might suit you - though you'd need to stretch the plan to a 3-car garage to stash the boat
