I have been having a very busy summer with 2 closings in June and 4 in July. I have 2 different buyers each seeking a single family detached Gulffront home.

Buyer #1 is looking for 3-4BR with a pool in the $3M range.

Buyer #2 is looking for a 3-4BR with two stories or less and prefers concrete block construction, also in the $3M range.

I have poured over everything in the MLS actively listed. If you know about an upcoming new listing or own such a property and would like to sell please contact me.

There are tear downs and lots all over the MLS that would net both of your buyers their exact dream house well under 2.5m. I will be happy to take the 500k as profit if you need a builder. I will be happy to supply the lot and get the house built for them and ready for next summer. None of the 70 SF on MLS will meet their needs with any modifications?

Good idea Pirate. There are some really nice lots on the east side with tear downs on them.
 
Call Tom Dudley with classic properties...He has the listing on our house on 30-A. It is a great location and a wonderful house...gulf front.
 
I have to say I am always surpised by these kind of posts for people looking for property. Although I must admit I am not intimately familiar with the Gulf Front inventory levels, aren't there 1,000,000+1 properties available for sale right now along 30A? Why is it so hard for buyers to find something they want?

What always makes me wonder is in the Dallas paper when they list houses going for $10,000,000+. Do the people that can afford that really look in the paper and get ink all over their hands? :biggrin:

My experience and history have shown if I put out feelers it may help something come forward. But..... I have also discovered when I am working with a buyer that does not bite on the many things I have shown him/her they are not real buyers(yet). They are lookers. JoeMammy, this is not directed at you at all. As you know right now the trick for all of us is to try to find out who is really buying. I seem to go through phases of picking the right folks but I also go through some phases of picking the wrong. The positive of posting a request like this is even if this buyer is blowing smoke you learn more about your market.
