Please enlighten me about the area

Thx so much for all the replies and especially for the kind words!

So what I am hearing is that our place is valued at a lower price (relatively speaking) primarily because of its western location but also because it isn't part of a more established community. I'm also hearing that over time as the west side continues to grow that so too should the value of my place.

This makes logical sense to me. Thanks!!!

So glad to be here.

Now I just need someone to explain to me what Funn and Grayt mean!!! I'm local now so I need to know these things...

:clap_1:

Cheers, George

George,
Grayt (Grayton Beach) is used in replacement for the word great, and funn, well that's one will require a certain level of enlightment that will come with time. You can also do a search for the Sowal terms dictionary.
Keep posting and enjoy!

I was looking in that area recently, and my feeling was that the feel just wasn't beachy -- the Mediterranean inspired architecture, the grass lawns. I think the best thing your neighbors could do to improve your property value short term is to look into xeriscaping. Everything you say is true, the homes are lovely, the views are great, but the houses don't feel South Walton. Some great, low maintenance, native landscaping would make a huge difference -- at least to me, personally...imho...

My hairdresser and I were talking about this on Tuesday. It's LOCATION LOCATION LOCATION. Right now the west end of 30A is not as valued as much as the middle or east end of 30A. He owns property in both places, and his realtor concurs with this assessment.
Location,location,location..I  Seacrest! My town house is not as big or new as yours, geowickey, but I think it's a great buy for $410k about the same distance to the beach as yours but on the north side of 30A but no pool like yours. The back is real quiet cuz of the golf course in back.

:welcome: geowickey!!! Your place is big and beautiful!!!

Great feedback, everyone!

While I love the Mediterranean look and feel of our house I can definitely understand and appreciate the sentiment that the style is inconsistent with the look and feel of SoWal and that this could very well impact the perceived (and therefore actual) value of homes on our block...

Makes sense...

I had similar PM's sent to me about the landscaping, specifically the palm trees and thank everyone for your well thought out and honest messages...

Not being from here, I did not know about the palms. Out of ignorance, we midwesterners naturally associate palm trees with Florida and California (and anyplace warm where we would like to be- HA HA) despite the fact that (I believe) they are not native to either state...

Cheers, my friends. Thx for all the welcomes and kindness!

I have been in the homes in your subdivision and along with the other factors mentioned like the artectural style, lack of amenities, etc., the quality level of interior and exterior finish is less than what has become standard in the area. Even other Mediterranean styled developments feature homes with more exterior details and a higher level of interior finish with regard to materials, fixtures, etc.

:welcome: geowickey! Congratulations on your place. It looks gorgeous! Sure beats the snow.;-)

You got a lot of great feedback! :clap_1:

IMHO, nothing's wrong with your architecture. All of Florida is covered in that style. Check out the beautiful Capistrano in Seacrest.
Also some palms are natives. Cabbage palms are the state tree. Nothing is wrong with your palm trees. They are very stately and fit in well. You mid westerners know what you're talkin' about! ;-) There are some great books at the library about native plants.

I think the homes in your area are beautiful and the views are great for the price. While I have only owned property on the eastern side of 30-A I like the western side as well, especially Gulf Place. I'll definately check these homes out in person when I visit in May. Looks to me like you've got a great home and a great investment.:clap_1:

:welcome: Geowicky! We're from the Midwest, too -- it's finally sunny and maybe even in the high 60s, low 70s here today after a long cold winter.

We have a place on the east end and are so happy to be part of SoWal (both the "real" and virtual beach community). So, keep posting and let us know what it's like in your area of SoWal. The photos you posted look grayt. I think all the different communities and styles are what make SoWal so interesting.

I agree that some native shrubs/vegetation/landscaping adds a beachy local feel to any neighborhood.
