Best construction pricing apples to apples.

Thanks, I have a question for you

We haven't met that I know of. I have been talking a bunch with members in Private Messages about this thread and I should ask you, becuase just yesterday I was talking to another Sowal'r about something related to your post.

I passed on a message to this person that I know a local cost plus builder who does a very good job. This builder pays a superintendant to watch after the job for him. The superintendant hires a well known local painting firm to perform a bundle of construction services on the house. That local painting company earns money by hiring and managing subs under him. One of the subs has workers that do paint work for him. Another sub they hire is a drywall company. The owner of the drywall company earns his profit by hiring one sub crew to hang sheetrock and another who finishes sheetrock. All the while the homeowner is now paying 7 different managers who are not actually painting, hanging drywall or finishing drywall.

In your business do you know any competitors who actually go get work, but give the work to someone else to do and earn their living doing so?

We really try to avoid middlemen as much as we can?

"repair equity balance on vacant land"??? Holy smokes, this is straight out of Sheep Dip's playbook. Do you mean that if I borrow an additional $245K to build your model that somehow I have got some kind of instant equity that would cover a real estate commission and have enough left over to recoup what I paid for the lot???
Pass on this ClintClint, it's a sailor.:rolling:

One of my customers shopped price this week on the exterior painting for their home. We sat in a supportive role and did not get in the middle of their business. They received bids from $16,000 to $5,800. I listened in, asked a few questions of some of the subs and let them decide.

They gave some thoughtful consideration and chose the $5,800 guys. When they asked why the aggressive price the sub told them they needed the work. They seem genuine and talk in an experienced vernacular.

I had estimated $6,000 based on time and materials. Let's see how this turns out for them. I haven't used this firm before, but I get a pretty good feeling about them. The owner is named Frank. I love, love, love, love, love the thought that they really look like they are going to walk the walk. Very humble folks who look like they can handle a roller and pull a nice bead.

Chambers Street has built three houses for us, one in Seacrest Beach, one in Watercolor and one in Watersound.
They produce an excellent product and offer something I rarely find from a home builder.....honesty.
I highly recommend him.

Must be nice to have you around to help with stuff like that. Quite a difference in price. I don't understand what gets into some people.
